Electrical safety inspection
Pre-purchase checks, pre-sale tidy-ups, rental compliance inspections — I do a proper look through the electrical system and give you a written report you can actually use.
What I check
An electrical inspection isn't just ticking boxes. I go through the switchboard, test the RCDs, check smoke alarm compliance, look at the condition of power points and switches, and note anything that looks like it's been bodged over the years.
For older Morley and Noranda homes, that often means finding original ceramic fuses still in place, RCDs that don't trip when tested, smoke alarms past their use-by date, or wiring that's been added by someone who wasn't an electrician.
You get a written report that tells you what's fine, what needs attention soon, and what's a safety issue that should be sorted before anything else.

Local inspection examples
Pre-purchase on a 1970s brick home
Original ceramic fuse board, no RCDs, smoke alarms 12 years old. Buyer used the report to negotiate price reduction for the upgrade.
Rental compliance for a unit group
Three units, all needed RCD upgrades and smoke alarm replacements. Property manager got the lot sorted in one visit.
Insurance requirement after a claim
Insurer wanted proof the electrical was safe. Found two circuits overloaded from previous DIY — fixed and certified.
What to send me
SMS me the address and why you need the inspection (buying, selling, rental compliance, insurance). Include a photo of the switchboard if you can get to it. I'll come back with availability and a price.

What does an electrical safety inspection cover?
I check the switchboard condition, RCD operation, smoke alarm compliance, power point and light switch condition, visible wiring issues, and any obvious safety hazards. You get a written report noting what's fine, what needs attention, and what's urgent.
How long does an inspection take?
Most residential inspections take 45 minutes to an hour depending on the size of the home and how accessible the switchboard and roof space are. Larger homes or places with multiple switchboards take longer.
Can you do the repairs on the same visit?
Minor items like replacing a smoke alarm or tightening a loose connection — yes, usually on the spot. Bigger jobs like switchboard upgrades get quoted separately so you know what you're up for before I start.
